Last summer, my partner Joe Perniciaro and I had the pleasure of selling our Prairie Hills home by word of mouth and avoiding all of the showings related to selling one’s home. The same day, I called fellow Realtor Bob Myers of Reece and Nichols and asked if he had any mid-century modern homes in the Prairie Village area that weren’t on the market yet. He said he had a Drummond on Roe Circle that would be coming on the market the next day! It was meant to be! At that very second, we were in Brookside looking at an English Tudor and immediately drove over to take a look. It was love at first sight! Joe and I already had a house full of 1960s American of Martinsville furniture designed by Merton Gershun- we just needed the home to match. This was THE matching home. We love the open concept that was conceived in the post-war 40s and 50s (which is still popular today), and enjoy the easy-living it provides. Its an entertaining paradise! Anyone who is considering selling their home this spring shouldn’t hesitate to get it on the market, said Sharon Sigman, long-time Kansas City area Realtor who now has a West USA Realty franchise with offices in Suite 202 at 5200 W. 94th Terrace, Overland Park.

“If a home is priced right, in today’s market it sells in a few days,” Sigman said.
Bush added that buyers are snapping up existing homes that are closer in than homes in new developments. “There are no lots left for building in the closer in, older areas such as Prairie Village, old Leawood, Fairway and Brookside, so new-home buyers have to go way out to find a home.”
In addition to long commutes from new-home developments on the outskirts of the metropolitan area, new homes cost considerably more than a comparable existing home.
“Because the increasing costs of development are driving up new-home prices, buyers will pay less for an existing home,” Bush said.
Home sellers who list with Sigman’s team have maximum exposure to reach buyers through more than 30 websites and 1,000 domain names. She also advertises extensively in print publications.
Sigman stays on top of the latest technology to make buyers aware of what’s available in today’s fast-paced market, including an App that allows buyers to see homes listed in a specific area. The App lists open houses, shows numerous photos of specific homes as well as detailed descriptions and can map a route to the home.
Because homes are selling so quickly, especially existing homes in good condition that have close-in addresses, Sigman said buyers would be wise to be pre-approved for a mortgage.
“I’ve had buyers tell me that they will get mortgage approval when they find the home they want,” she said, “but I tell them that sellers won’t wait for them to get approval if another buyer comes along who is pre-approved. By the time the mortgage approval comes through, the home will likely be sold to someone else.”
Because homes are selling so quickly, Sigman said it is essential that buyers work with an experienced Realtor to find their perfect home. Sigman and her team can find available homes that fit the buyers’ criteria and help them to quickly negotiate with the seller before another buyer snaps it up.
Although the real estate market has improved greatly, Bush said some homeowners are still “upside down” on their mortgages, owing more than the home is currently worth, so they have difficultly selling.
“We are really experienced with short sales,” he said, “and have several years of experience working with local banks. We can help these clients get their homes sold.”
Sigman, a former Shawnee Mission School District English teacher, has been selling homes in the Kansas City market for more than 30 years and over those years has been affiliated with Reece & Nichols Realtors, Keller Williams and most recently with Weichert Realtors before buying the West USA Realty franchise last year.
